Let RE/MAX Classic assist you with buying your new home in Novi
Buying a home is stressful for most people. However, with some up-front planning, it isn't that complex. So you'll understand exactly what to expect, I like to provide my buyers with a road map of the entire deal. These are my nine steps to purchasing a home.

Step 1 – Get ready to purchase
There are a lot of things you need to consider before commencing your home search. You'll want to make a checklist of features you want to have, get an idea of what school districts and neighborhoods you want to live in, and begin planning your budget. Ensuring your mortgage payment is around 1/3 of your monthly income is a good principle to follow.
Step 2 – Get with a real estate agent
This is where RE/MAX Classic comes in. I'd be more than happy to schedule a time to get together with you and speak with you about your real estate needs and get an idea of your upcoming plans. We'll talk about the mortgage industry, other economic factors that could affect your purchase today or in the future, as well as neighborhoods and schools in the Novi area.

Step 3 – Begin looking
After our initial meeting, I'll begin finding homes on the market that are great for you. I'll preview many of the homes and ignore the duds, and then we'll schedule appointments to tour the houses whenever it's most convenient for you.
As we view the houses, I'll show you the positive features, as well as bad ones. I'll even ask you to tell me about things you like and dislike. It's common for buyers to amend their wish list as we tour houses and some things become more substantial than others. If such is the case, I'll search the listings again and narrow it down to the home of your dreams.
Step 4 – Understand the market
Your agent's awareness of the Novi market is a necessary factor in your home search. And I can assure you I'm acquainted with all the neighborhoods and school districts, and I'll alert you to some areas are "hot" and call for immediate action and the ones that are "cool" and allow for more analysis.
When we tour houses, I'll be sure to tell you if the seller's list price has room for negotiation or if I believe the home is "priced to sell." Be on guard and make sure you ask lots of questions, as any REALTOR® will tell you they comprehend the housing market. Step 5 – Find the house you've been waiting for
I'm certain we'll find the home of your dreams in Novi, and when that happens, I'll meticulously develop your home purchase offer. The offer will be written with your needs in mind. Whenever necessary, I never forget to make contracts contingent upon items like obtaining financing and the results of the home inspection.
When turning in your purchase offer, most likely you'll want to submit "earnest money." This is a cash deposit submitted to a home seller to secure an offer to buy the property and is usually put towards the closing costs. If the offer is accepted, we should close about 30 to 60 days afterward. This allows ample time for your mortgage financing.
Step 6 – Negotiate the deal
Unfortunately most contracts aren't closed on the initial offer, and it's widely common to receive a counter offer. But don't let it intimidate you. We'll figure out whether or not to consent to the counter offer, present our own counter offer, or reject the seller's offer and move on.
How aggressively we negotiate the contract depends on the state of the market. In addition, we'll work within your financing constraints. And at the end of the day, we'll assemble a deal that is best for you.
Step 7 – Obtain a loan
Once the contract is finished, you'll begin working with your mortgage lender to close the loan. If you're already pre-qualified, it won't take much time at all, but you need to stay in close contact with your lender. And I'll handle all the property information your mortgage lender will need to close the loan.>
Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) outlining your closing costs from your mortgage lender within three days of accepting your application. The estimate rests on the loan amount. RESPA requirements dictate that it has to include all closing costs and fall within a precise range of accuracy, and I'll go over the estimate and let you know if it all looks all right.
Then we'll close on your house. This will probably take place at a title company or escrow office and will most often be a smooth and easygoing occurrence.
Step 9 – Move in
